
SB326 and the Required Number of Balcony Inspections
In order for an SB326 inspection to be compliant with the law, the most important factor is having the required number of balconies, walkways, stairs and landings (collectively refried to elevated elements) inspected. SB326 requires that “a sufficient number of units inspected to provide 95 percent confidence that the results from the sample are reflective of the whole, with a margin of error no greater than plus or minus 5 percent” Translation: to arrive at the correct number elements to be inspected requires a statistical calculation. Generally, the greater the number of total decks requires less percentage of the whole to be examined compared to a smaller total number of decks which will require a greater percentage of the whole to be examined; sometimes 100%. The correct statistical calculation is not easy to come by! Exercise caution that any contract and subsequent inspection complies with SB326.
