Deck Inspection Services for Huntington Beach

Senate Bill 326 came into law on August 30, 2019 and requires safety inspections of condominiums and multi-family housing that contain 3 or more units, throughout California state. We at California Deck Inspection (CDI) want to ensure safety and structural integrity by inspecting your wood or wood-based condominium balconies, decks, porches, railings, landings, walkways, stairways and entry structures.

CDI performs the inspection and generates a complete report. This report includes the condition, life expectancy and required repairs to the exterior elevated elements (EEE). This will help the property owner or manager to budget for physical asset management to preserve the life expectancy of the building and provide a safe environment for residents and visitors. If there are any immediate or imminent threats to the safety of inhabitants, the inspector must notify the HOA immediately and also inform governmental inspection agencies within 15 days of the report.

Timeline, Cost & Complete Services

The first safety inspection must be completed no later than January 1, 2025, and every 9 years (or less) thereafter. The pro-rated cost per apartment or condo unit is approximately .25 to $2.50 per month per unit, depending on the size of the complex.

Included inspection services:

  • Inspections of decks, balconies, stairways, landings, walkways, railings and entry structures that are more than 6 feet off the ground
  • Structures that are wood or wood-based
  • Inspections of metal flashings at edges, walls and transitions
  • Inspection of waterproof traffic coatings and systems
  • Detailed report by a certified inspector which contains annotated photos
  • Courtesy tips and recommendations for routine interval maintenance
  • Reporting and follow up with the local building department on conditions that are deemed dangerous and a life safety issue (subject to an additional fee)
  • Archiving of report
